Manor Creek

Manor Creek is a master-planned community located on South Highway 46 in New Braunfels, Texas. The project includes 362 single family homes developed in six phases. HMT was responsible for the master planning, civil engineering design, site development and permitting, and administration of construction phase services for the project.

Friendship Oaks

Friendship Oaks is a master-planned community located near Highway 87 in Fredericksburg, Texas. HMT was responsible for helping with the site layout, civil construction, utility, and city permitting.

Calallen South

Calallen South is a single family subdivision with more than 400 lots that is located in the beautiful city of Corpus Christi, Texas. HMT provided civil engineering and surveying services, including platting, drainage analysis, and street and utility design for the project. 

Greenspoint Heights

Greenspoint is a single family master development in Seguin, Texas. The project includes a 180’ Parkway that bisects the project in half. This subdivision will build the north half of the parkway out to SH 46. The north portion of the tract is designed for MI Homes of Texas and will include 336 lots with a pool amenity center.
The south portion of the tract is still being developed and will include 664 single family lots and an amenity center.

Overlook at Creekside

Overlook at Creekside is a master development consisting of 671 single family lots in the New Braunfels ETJ, Texas, for Pulte Homes. The project included the design of a regional NBU lift station for sewer service as well as TxDOT deceleration lanes into the subdivision.

Somerset (San Antonio)

Somerset is a single-family master development in San Antonio, Texas. This project is designed on both sides of Interstate Highway 35. A sanitary sewer line and water line will bore under the interstate to connect the two sides. Due to floodplain constraints on the south side, only one of these units will be built on the south side. The north side required secondary access, so another two units were purchased to connect the development over to Somerset Road. This project required the design of a large 75’ wide bottom interceptor channel that discharges runoff out to Leon Creek. This development is designed for Lennar Homes of Texas and will include 613 single-family lots.

PROJECTS

Collection at Gruene

The Collection at Gruene is a multi-family development designed for Embrey Partners in New Braunfels, Texas, located along Common Street. This development was a first for this group and was designed to have two rental homes per building, with one facing the street and the other facing the back. There will be 125 buildings making up 250 rental units.
 

Tacara at Westpointe Village Apartments

HMT designed multiple apartment complex projects for Tacara and provided complete construction staking services, including benchmarks and control, sanitary sewer, storm sewer, waterline, buildings and amenities, curbs, sidewalks, and many other items. HMT also created necessary utility and access easements related to the project.

Ploetz

The Ploetz project is a multi-family and BTR development in New Braunfels, Texas, located near Frieheight Village on FM 1101. The three-phase plan includes 750 multi-family units and 240 build-to-rent homes to this area with McWhinney and AHV Communities. This site is also extremely flat; with some effort to coordinate with the neighboring HOA, HMT was able to make use of a lower flowline in their channel and keep the onsite detention and channels from requiring much fill.

PROJECTS

River Mill

River Mill, located on the Guadalupe River in the City of New Braunfels, will be a mixed use development with a luxury hotel, retail, multifamily apartments, retail and office uses. This project is a re-development of an old textile mill that will revitalize the Old Mill Town area near the Historic Faust Street Bridge. HMT provided floodplain modeling, site engineering, utility design, and offsite transportation improvements for this project.

Resolute Health Hospital

Resolute Health Hospital is a $300 million health and wellness center located at The Town Center at Creekside in New Braunfels, Texas. HMT provided civil engineering and land survey services, including all zoning, platting, and ALTA and design surveys. This four-story 364,615 sq ft hospital also includes an additional 96,000 sq ft for medical office buildings and a fitness center.

Town Creek

Town Creek is a walkable mixed-development community with 177 single family lots. This project was particularly challenging due to the bridge on Guenther Street being in a curved/narrow existing ROW that crossed the Dry Comal Creek floodplain that required a CLOMR and LOMR. Additionally, HMT facilitated the donation of land for a linear trail/park with the City of New Braunfels.

Wurstfest Bridge

HMT engineered the perfect large crowd of people to move over the Comal River in New Braunfels, Texas. HMT's solution was a 12 ft. wide, 110 ft. long-themed truss bridge. This bridge offered the durability and safety needed to move large crowds to parts of the Wurstfest grounds never before reached, including never seen before views of the waterfall.

Candlewood Inn & Suites

Candlewood Inn and Suites is a hotel development located at IH 35 and Wonderworld Drive in San Marcos, TX. The project is a 1.86-acre development with a 79 unit hotel offering approximately 85 parking spaces and a shared driveway access onto IH 35.

On the Grind

HMT helped design and engineer the relocation of On the Grind from its location at FM 306 in New Braunfels. HMT coordinated a shared driveway entrance onto FM 306 adjacent to an existing commercial development on a particularly flat-platted lot.

MUNICIPAL

HMT’s portfolio includes multiple projects completed for cities, counties, and utility companies. Several of these projects have been a part of City Bonds or IDIQ On-Call projects.

The projects range from new construction, like the city recreation center and county jail, to street and infrastructure improvements.

Das Rec

Das Rec is a community recreation center in New Braunfels. The 77,000 sq. ft. center includes a gym, elevated track, machine and free weights area, and aquatic center. 

New Braunfels Police Department Headquarters

HMT provided engineering and surveying services as part of a design team for this City of New Braunfels 2019 Bond Issue Project.

Comal County Jail

The $76 million Comal County Jail project is located at the intersection of Interstate 35 South and South Water Lane in New Braunfels, Texas. HMT provided all civil engineering and surveying services for the construction of the new ±155,000 SF jail facility and conversion of the existing jail to a new Sherriff’s Office, which is scheduled for completion in the summer of 2020.

California Boulevard and Lakeview Boulevard Improvements Project

HMT surveyed approximately 11,300 collective linear feet of California Boulevard and Lakeview Boulevard for rehabilitation of the road and sidewalk/curb improvements. The survey included on-the-ground topographic improvements within the California and Lakeview ROW for the project area.

Katy Street Wastewater Pipeline Replacement Project

HMT worked with NBU to create plans for a sewer line replacement within the aging infrastructure of the existing road. HMT planned for phased construction to maintain street accessibility and sewer services through the rehabilitation of the project.

Mr. Hanz has enjoyed a career in civil engineering which has spanned continents in more than two decades. His project management experience has covered commercial and residential development, streets and drainage designs, as well as public works and wastewater.
