Vista De Los Santos is ±45-acre high-scale single family residential community that is composed of 87 quarter-acre lots. The entrance is a magnificently themed attraction and approximately 20 acres was dedicated to parkland or open space. The project included design of downstream gravity sewer and regional lift station to be dedicated to the city of San Marcos. The project was located on the Edwards Aquifer Recharge Zone creating an opportunity for creative Low Impact Design (LID) implemented throughout the community including bio-retention ponds, vegetative swales, and grass buffers. Per the C&G Development Agreement between the City of San Marcos and C&G Development, the maximum allowable impervious cover for the overall site was 25%.
